Default having been made in the payment of the indebtedness secured by that certain mortgage executed on February 23, 2007 by William L Dowdle and Kimberly L Dowdle, as joint tenants, originally in favor of Mortgage Electronic Registration Systems, Inc. as nominee for Advance Mortgage & Investment Co. of North FL Inc., and recorded in Instrument # 20070319000122270 on March 19, 2007, and modified in and modified by agreement recorded August 19, 2015 at Instrument Number 20150819000289460, in the Office of the Judge of Probate of Shelby County, Alabama, and secured indebtedness having been transferred to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust c/o U.S. Bank Trust National Association. LOGS Legal Group LLP, as counsel for Mortgagee or Transferee and under and by virtue of power of sale contained in the said mortgage will, on August 4, 2022, sell at public outcry to the highest bidder at the main entrance of the Shelby County, Alabama, Courthouse in the City of Columbiana, during the legal hours of sale, the following real estate situated in Shelby County, Alabama, to wit:
Lot 52, according to the Survey of Quail Run, as recorded in Map Book 7, Page 22, in the Office of the Judge of Probate Office of Shelby County, Alabama. Situated in Shelby County, Alabama.
Subject to all mineral mining rights not owned by the Grantors, and all easements, rights-of-way, restrictions, covenants and encumbrances of record.
The above described property is commonly known as 6620 Browning Circle, Pelham, AL 35124. However, the company does not insure the accuracy of this statement.
Being the same property acquired by William L. Dowdle and Kimberly L. Dowdle, as joint tenants with right of survivorship, by virtue of that certain Warranty Deed dated 8¬20-04 from John M. Coyne and Margaret A. Coyne, husband and wife, recorded in the Office of the Judge of Probate for Shelby County, Alabama at Instrument 20040024000474890.
