NOTICE OF PUBLIC HEARING

In accordance with Section 11 of Act No. 82-693 of the Legislature of Alabama, as amended, the Shelby County Planning Commission will hold a Public Hearing at 6:00 p.m. on Tuesday, January 20, 2026, in the Community Room located on the 2nd floor of the Shelby County Services Building at 1123 County Services Drive, Pelham, AL 35124, for the purpose of taking action on the following item:

Madison at Cahaba Beach Rezoning from B-2 to R-4 SD

This is a request from T. Michael Brown, Bradley Arant Boult Cummings LLP, on behalf of 9XL Properties LLC and Cook Publications, Inc., property owner, for approval of a change in zone district boundary for 15.95 acres from B-2 General Business District to R-4 SD Multiple Dwelling Special District to develop a cottage and duplex development with 130 residential rental units and associated amenities. The subject property is located on Cahaba Beach Road, approximately three-quarters of a mile north of Highway 280. (Parcel IDs 58-03-9-30-0-001-004.003 & 58-03-9-30-0-001-004.002)

All persons who so desire shall have an opportunity to speak in favor of or in opposition to this case. The case is available for review at the Shelby County Department of Development Services located in the Shelby County Services Building at 1123 County Services Drive in Pelham.
