NOTICE OF FORECLOSURE SALE
SHELBY COUNTY
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by James E Mitchell Sr and Shirley K Mitchell, husband and wife, originally in favor of Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Total Media Management LLC, dba New South Mortgage, its successors and assigns, on October 6, 2017, said mortgage recorded in the Office of the Judge of Probate of Shelby County, Alabama, Instrument Number 20171016000376330; the undersigned Carrington Mortgage Services LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash or certified funds, in front of the main entrance of the Courthouse at Shelby County, Alabama, on April 28, 2026, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Shelby County, Alabama, to-wit:

413.00’ more or less, to the Northwest corner of the E.C. & Ann Fowler lot as described in Deed Book 293 Page 362 in Probate Office of Shelby County, Alabama; thence run South 50 degrees East a distance of
67.00’; thence South 10 degrees West a distance of
83.0 feet; thence South 40 degrees East a distance of
184.00’ to the South line of said 1/4 - 1/4 Section and to the point of beginning; being situated in the SW 1/4 of SW 1/4 of Section 14, Township 18 South, Range 1 East, Shelby County, Alabama.
