MORTGAGE FORECLOSURE SALE. Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Donovan Lambert, a married man, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for United Wholesale Mortgage, on October 11, 2013, said mortgage recorded in the Office of the Judge of Probate of Shelby County, Alabama, in Instrument Number 20131017000412800; with loan modification agreement(s) recorded December 9, 2016 in Instrument Number 20161209000449310 and recorded June 21, 2022 in Instrument Number 20220621000248230 and recorded April 9, 2024 in Instrument Number 20240409000101030 and recorded November 27, 2024 in Instrument Number 20241127000367430; the undersigned Lakeview Loan Servicing, LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Columbiana, Shelby County, Alabama, on April 7, 2026, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Shelby County, Alabama, to-wit: Lot 156, according to the Amended Map of Old Ivy Subdivision Phase 1, as recorded in Map Book 36, Pages 5A and 5B, in the Probate Office of Shelby, County, Alabama.
