PUBLIC NOTICE

MORTGAGE FORECLOSURE SALE. Default having been made in the payment of the indebtedness secured by that certain mortgage executed by John Andrew Brechin and Cherie Brechin, husband and wife, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for First Mortgage Group, on September 29, 2003, said mortgage recorded in the Office of the Judge of Probate of Shelby County, Alabama, in Instrument Number 20031010000682340; the undersigned Deutsche Bank National Trust Company, solely as Trustee for MASTR Specialized loan Trust 2006-1 Mortgage Pass-Through Certificates, Series 2006-1, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Columbiana, Shelby County, Alabama, on May 1, 2026, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Shelby County, Alabama, to-wit: Commence at the Northwest corner of said Northwest Quarter of the Southeast Quarter of Section 6, Township 21 South, Range 1 East; thence North 90 degrees 00 minutes 00 seconds East a distance of 56.00 feet to the intersection of the North line of said Northwest Quarter of the Southeast Quarter and the Easterly Right-of-Way line of Shelby County Highway 49; thence South 00 degrees 00 minutes 00 seconds East along said Easterly Right-of-Way line a distance of 390.80 feet to a grader blade found at the Southwest corner of a 1 acre parcel of land as described in Deed Book 306, Page 75, in the Office of the Judge of Probate for said Shelby County and the Point of Beginning; thence North 90 degrees 00 minutes 00 seconds East a distance of 210.86 feet to a grader blade found at the Southeast corner of said 1 acre parcel; thence South 08 degrees 16 minutes 26 seconds West a distance of 234.30 feet to a 1/2 inch rebar set; thence North 86 degrees 33 minutes 43 seconds West a distance of 177.10 feet to a 1/2 inch rebar set on said Easterly Right-of-Way line; thence North 00 degrees 05 minutes 36 seconds West a distance of 221.24 feet the Point of Beginning. The hereinabove description being one and the same as described in deed recorded in Instrument Number 20030905000593220 and mortgage recorded in Instrument Number 2003101000068234.
