MORTGAGE FORECLOSURE SALE. Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Marquitta Seales and Phillip J. Seales, wife and husband, originally in favor of Mortgage Electronic Registration Systems, Inc. as nominee for Capital One Home Loans, LLC, on August 26, 2005, said mortgage recorded in the Office of the Judge of Probate of Shelby County, Alabama, in Instrument Number 20050921000489200; the undersigned Federal Home Loan Mortgage Corporation, as Trustee for the benefit of the Freddie Mac Seasoned Loans Structured Transaction Trust, Series 2020-2, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Columbiana, Shelby County, Alabama, on May 29, 2026, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Shelby County, Alabama, to-wit: Commence at the NW corner of the SW 1/4 of the NW 1/4 of the SE 1/4 Section 26, Township 20 South, Range 3 West and run North 88 degrees 47 minutes 15 seconds East a distance of 209.77 feet to the Point of Beginning, thence continue along the last described course a distance of 80 feet to a point, thence South 00 degrees 00 minutes 00 seconds West a distance of 210.00 feet to a point; thence South 88 degrees 47 minutes 15 seconds West a distance of 80.00 feet to a point, thence North 00 degrees 00 minutes 00 seconds East a distance of 210.00 feet to the Point of Beginning.
