MORTGAGE FORECLOSURE SALE
Default having being made in the payment of the indebtedness secured by that certain mortgage dated June 10, 2019 executed by David J. Looney, Jr. a married man, and Lisa M. Looney, his wife, in favor of Mortgage Electronic Registration Systems, Inc. solely as nominee for Trustmark National Bank, said Mortgage being recorded June 19, 2019, in Inst. #20190619000216840, in the Office of the Judge of Probate of Shelby County, Alabama; having later been assigned to Trustmark National Bank by instrument recorded in Inst. #20250312000074330, in the Office of the Judge of Probate of Shelby County, Alabama. Said default continues and notice is hereby given that the undersigned, Trustmark National Bank, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash or certified funds at the main entrance to the County Courthouse, Shelby County, Alabama on 07/17/2026, during the legal hours of sale, the following described real estate situated in Shelby County, Alabama, to-wit:
Lot 11, according to the Survey of Flagstone, as recorded in the Map Book 36, Page 131, in the Probate Office of Shelby County, Alabama.

THIS PROPERTY WILL BE SOLD ON AN “AS-IS, WHERE-IS” BASIS, SUBJECT TO ANY EASEMENTS, ENCUMBRANCES, AND EXCEPTIONS REFLECTED IN THE MORTGAGE AND THOSE CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF THE COUNTY WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED. THIS PROPERTY WILL BE SOLD WITHOUT WARRANTY OR RECOURSE, EXPRESS OR IMPLIED AS TO TITLE, USE AND/OR ENJOYMENT AND WILL BE SOLD SUBJECT TO THE RIGHT OF REDEMPTION OF ALL PARTIES ENTITLED THERETO.
Alabama law gives some persons who have an interest in property the right to redeem the property under certain circumstances. Federal law requires that certain residential real estate transactions purchased with all cash or without institutional lender financing, where at least one buyer/transferee is a legal entity, LLC, Corporation, Partnership, trust, trustee or other non-natural person, be reported to the United States Treasury Department’s Financial Crimes Enforcement Network (FinCen).
This sale is made for the purpose of paying the indebtedness secured by mortgage as well as the expenses of foreclosure, including a reasonable attorney’s fees and other purposes set out in said mortgage.
The successful bidder may be required to provide identifying information/documentation successful bidders must tender funds and a fully completed FinCen form before noon of the next business day after the sale or the property will be reverted to the next highest bid.
