PUBLIC NOTICE
NOTICE OF MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain Mortgage executed by Cascilda L. Farris, an unmarried person, to Mortgage Electronic Registration Systems, Inc. (“MERS”), (solely as nominee for Lender, First American Bank, and Lender’s successors and assigns), dated the 31st day of March, 2008, which Mortgage was recorded in the Office of the Judge of Probate of Shelby County, Alabama, under Instrument Number 20080408000141000; said Mortgage having been transferred and assigned by Mortgage Electronic Registration Systems, Inc. (solely as nominee for Lender First American Bank, and Lender’s successors and assigns) to Alabama Housing Finance Authority by virtue of that certain Assignment of Mortgage dated December 14, 2015 and recorded in said Probate Office under Instrument Number 20151216000430100; said Mortgage was subsequently modified by virtue of that certain Loan Modification Agreement dated March 25, 2016 and recorded in said Probate Office as Instrument Number 20160531000185860. The undersigned Alabama Housing Finance Authority as Assignee of said Mortgage will, under and by virtue of the power of sale contained in said Mortgage, sell at auction to the highest bidder for cash before the main entrance of the Shelby County Courthouse in the City of Columbiana, Alabama, during the legal hours of sale on July 31, 2026, the real property described in said Mortgage, which said description is hereby referred to and made a part hereof, said property being situated in Shelby County, Alabama, to-wit:
Lot 28 and the North 5.0 feet of Lot 27, according to the Survey of Cahaba Manor Town Homes, Second Addition, as recorded in Map Book 7, Page 62, in the Probate Office of Shelby County, Alabama.
