FORECLOSURE NOTICE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Mortgage from MICHAEL ALVIN GASSAWAY, A MARRIED MAN JOINED BY HIS SPOUSE, STORMY M. MARTIN GASSAWAY to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. AS MORTGAGEE, AS NOMINEE FOR CORNERSTONE FIRST MORTGAGE, INC., on the 20th day of September, 2023, said mortgage recorded in the Office of the Judge of Probate of Shelby County, Alabama, on September 21, 2023, at Instrument Number 20230921000283340, Shelby County, Alabama Records, said Mortgage having subsequently been transferred and assigned to Planet Home Lending, LLC, by instrument recorded in the aforesaid Probate Office; notice is hereby given that the undersigned Planet Home Lending, LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash at the Main Entrance of the Shelby County Courthouse, 112 North Main Street, Columbiana AL 35051 in Columbiana, Shelby County, Alabama, on August 4, 2026, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Shelby County, Alabama, to-wit:

LOTS 19, 20 AND 21, ACCORDING TO CENTRAL HILLS SUBDIVISION IN THE TOWN OF WILSONVILLE, FIRST ADDITION, AS SHOWN BY MAP RECORDED IN MAP BOOK 4, PAGE 52, IN THE PROBATE OFFICE OF SHELBY COUNTY, ALABAMA.

SUBJECT TO RESTRICTIVE COVENANTS AND CONDITIONS FILED FOR RECORD ON MARCH 29, 1960 IN MAP BOOK 4, PAGE 52, IN THE PROBATE OFFICE OF SHELBY COUNTY, ALABAMA.

CUL-DE-SAC LOCATED ALONG THE WEST SIDE OF OAKLAND AVENUE, AND ADJACENT TO LOTS 18, 29, AND 20, 1ST ADDITION TO CENTRAL HILLS SUBDIVISION, ACCORDING TO MAP OF SAID SUBDIVISION RECORDED IN MAP BOOK 4, PAGE 52, OFFICE OF JUDGE OF PROBATE OF SHELBY COUNTY, ALABAMA, SUBJECT TO PROTECTIVE COVENANTS, RESTRICTIONS, EASEMENT AND RIGHTS OF WAY OF RECORD.

Said legal description being controlling, however the property is more commonly known as 195 OAKLAND AVENUE, WILSONVILLE, AL 35186.

This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure. The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate. This sale is subject to postponement or cancellation, and to purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule.
