TO: OAKWOOD ACCEPTANCE CORPORATION, LLC; THE HEIRS OF THE ESTATE OF JOHNNIE MIXON, JR., deceased; that parcel of real property address of 139 Cohill Drive, Alabaster, AL located in Shelby County, Alabama and any and all other unknown heirs, claimants or interested parties claiming any right, title, estate, lien, or interest in the real estate described herein,
TAKE NOTICE that on January 30, 2026, the Petitioner, Robert Williams filed the above-styled Petition for Quiet Title pursuant to the Code of Alabama, 6-6-540, et seq., and 6-[6]6-560, et seq., concerning the rights and/or interests in the following real property:
A parcel of land lying in the SE ᄐ ; SW ᄐ ; Section 36; Township 20 South; Range 3 West, and more particularly described as follows: Starting at an iron marker at the SE corner of the said SE ᄐ ; SW ᄐ run Westerly along the South ᄐ / ᄐ line a distance of 420 feet to an iron marker next to a 4 inch x 4 inch concrete property marker, at the SW corner of the Liberty Baptist Church cemetery, Thence run N 2 deg. 05’W, along the West cemetery property line a distance of 335 feet to an iron marker, the point of beginning. Thence run Easterly along a line that is parallel to the said South ᄐ / ᄐ line, along the North boundary line of the cemetery property a distance of 70 feet to an iron marker, known as the “flat iron marker”. Thence run Westerly, along a line that is parallel to the said South ᄐ / ᄐ line a distance of
230.0 feet to an iron marker. Thence run S 13 deg. 30’ W a distance of 95 feet, more or less, to an iron marker at the toe of an embankment of a chert road. Thence tun Easterly along a line that is parallel to the said South ᄑ / ᄑ line a distance of 190 feet, more or less, to an iron marker. Thence run S 2 deg 05’ E a distance of
15.0 feet to the point of beginning.
Said parcel of land lies in the said SE ᄑ; SW ᄑ ; Section 36; Township 20 South; Range 3 West, and contains
0.53 acres, more or less. According to survey of Lewis M. Armstrong, Reg. No. 2201, dated July 2, 1993, and known as Parcel ID
No.13.7.36.3.001.040.009; and any and all other unknown heirs, claimants or interested parties claiming any right, title, estate, lien, or interest in the real estate described herein,
ANY PERSON WITH PROPERTY INTEREST IN THE ABOVE PROPERTY IS HEREBY NOTIFIED THAT THEY MAY LOSE SUCH INTEREST, IF ANY, AS A RESULT OF THE ABOVE-REFERENCED PETITION TO QUIET TITLE. The final hearing on this quiet title action is hereby set for 10/13/2026 in Room 2D, Shelby County Courthouse in Columbiana, Alabama at 9:00 A.M. The judgement of the Court may result in title to the property vesting in the Estate of Johnnie Mixon, Jr., deceased. Any person who proves to the Court’s satisfaction a right to redeem the property pursuant to Alabama Code ᄃᄃ 6-6-540 (1975) et seq. and Alabama Code ᄃᄃ 6-[6]6-560 (1975) et seq.

IT IS THEREFORE ORDERED by the undersigned Clerk of Court that publication of this notice be made once a week for three consecutive weeks in the Shelby County Reporter, a newspaper of general circulation in Shelby County, Alabama, and that all persons to whom this notice is addressed and any and all persons claiming any title to, interest in, or lien or encumbrance on the above-described land or any part thereof are hereby directed to plead, answer or otherwise respond to the Complaint in this cause before the hearing date or a judgment by default may be rendered against them it being intended that this notice shall be used to perfect service against all parties who cannot be personally served with a copy of the Complaint.
