NOTICE OF FORECLOSURE SALE
SHELBY COUNTY, ALABAMA

Default having been made in the payment of the indebtedness secured by that certain mortgage given by Stephanie J. Monday to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Amerisave Mortgage Corporation, dated September 26, 2021, and recorded at Instrument # 20211011000493510 on October 11, 2021, in the Office of the Judge of Probate of Shelby County, Alabama, as last transferred to AmeriSave Mortgage Corporation by assignment, recorded on March 10, 2025, Instrument Number 20250310000072230 in the Office of the Judge of Probate of Shelby County, Alabama, conveying the after-described property to secure a Note in the original principal amount of Three Hundred Thirty-Six Thousand and 0/100 dollars ($336,000.00), with interest thereon as set forth therein. Brock and Scott, PLLC, as counsel for Mortgagee or Transferee and under and by virtue of power of sale contained in the said mortgage will, on September 8, 2026, sell at public outcry to the highest bidder for cash at the main courthouse entrance of Shelby County, Alabama, within the legal hours of sale, the following described property:

Assessor’s Parcel No: 14 1 11 2 004 009.000

The debt secured by said Mortgage has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Mortgage. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Mortgage and by law, including attorney’s fees.

This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the Office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.

The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the mortgage and (3) any right of redemption or other lien not extinguished by foreclosure.
