MORTGAGE FORECLOSURE SALE.

Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Carol Carson, a single woman, originally in favor of Mortgage Electronic Registration Systems, Inc., acting solely as nominee for Bank of Little Rock Mortgage Corporation, its successors and assigns, on August 30, 2019, said mortgage recorded in the Office of the Judge of Probate of Shelby County, Alabama, in Instrument Number 20190905000327180; with loan modification agreement(s) recorded May 1, 2023 in Instrument Number 20230501000126020; recorded September 5, 2024 in Instrument Number 20240905000276850; and, recorded July 17, 2025 in Instrument Number 20250717000217010; the undersigned MidFirst Bank, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Columbiana, Shelby County, Alabama, on November 24, 2026, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Shelby County, Alabama, to-wit: Parcel 2, Rodney Shiflett Surveying, as recorded in Map Book 45, Page 64, in the Probate Office of Shelby County, Alabama, more particularly described as follows: Commence at the Southwest corner of the Southwest 1/4 of the Northeast 1/4 of Section 33, Township 19 South, Range 1 East, Shelby County, Alabama; thence North 90 degrees 00 minutes 00 seconds East, a distance of 388.92 feet to the Point of Beginning; thence continue along the last described course, a distance of 172.73 feet; thence North 13 degrees 50 minutes 51 seconds East, a distance of 265.31 feet to the Southerly Right of Way line of Rock School Road and the beginning of a non-tangent curve to the left, having a radius of 675.00, a central angle of 14 degrees 19 minutes 57 seconds, and subtended by a chord which bears North 81 degrees 22 minutes 42 seconds West, and a chord distance of 168.41 feet; thence along the arc of said curve and said Right of Way line, a distance of 168.85 feet; thence South 13 degrees 50 minutes 51 seconds West and leaving said Right of Way line, a distance of 291.32 feet to the Point of Beginning.
