NOTICE OF FORECLOSURE SALE
SHELBY COUNTY, ALABAMA
Default having been made in the payment of the indebtedness secured by that certain mortgage given by Thomas Allen Dews and Berna Valeria Obrien to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for DHI Mortgage Company, Ltd.., dated June 22, 2022, and recorded at Instrument Number 20220623000250520 on June 23, 2022, in the Office of the Judge of Probate of Shelby County, Alabama, as last transferred to Freedom Mortgage Corporation by assignment, recorded on June 23, 2025, Instrument Number 20250623000190420 in the Office of the Judge of Probate of Shelby County, Alabama, conveying the after-described property to secure a Note in the original principal amount of Three Hundred Eighty-Nine Thousand Seven Hundred Twelve and 0/100 dollars ($389,
712.00), with interest thereon as set forth therein. Brock and Scott, PLLC, as counsel for Mortgagee or Transferee and under and by virtue of power of sale contained in the said mortgage will, on November 20, 2026, sell at public outcry to the highest bidder for cash at the main courthouse entrance of Shelby County, Alabama, within the legal hours of sale, the following described property:
All that certain parcel of land situated in the County of Shelby, State of Alabama.
Lot 1743, according to Plat of Chelsea Park 17th Sector, recorded in Map Book 54, Pages 23A and 23B, of the Probate Office of Shelby County, Alabama.
The debt secured by said Mortgage has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Mortgage. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Mortgage and by law, including attorney’s fees.
This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the Office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.

To the best knowledge and belief of the undersigned, the party in possession of the property is Thomas Allen Dews and Berna Valeria O’Brien or tenant(s); and said property is more commonly known as 183 Chelsea Park Road, Chelsea, AL 35043.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the mortgage and (3) any right of redemption or other lien not extinguished by foreclosure.
